The Washington City Planning Commission approved an updated phasing plan for a previously approved conditional use permit for a storage-unit project at the southwest corner of 840 South and 100 East (CD-23-15).
Staff reported the developer requested that roadway and landscape improvements adjacent to 840 South be built in three phases instead of in a single first phase as originally approved. The change requires planning commission approval because it substantially affects the timing of public improvements tied to the development.
Commissioners asked about connectivity and the possibility that future development to the west or south could increase traffic on 840 South; staff replied that long-term connectivity is expected but the timing of adjoining development is unknown. Staff confirmed phase 1 will still include construction on 100 East and that required setbacks and roadway widths will be enforced when engineering plans are submitted.
Commissioner Shill moved to approve the revised phasing plan; Commissioner Anderson seconded. The commission voted unanimously in favor. Because the project is industrial and within the planning commission’s authority, the approval is final at this level and will not go to city council. Staff will require compliance with city standards when building permits and final engineering are submitted.
