The Planning and Zoning Commission voted to recommend rezoning a 0.917‑acre parcel at 8973 Hickory Flat Highway from Neighborhood Commercial (NC) to General Commercial (GC) to allow a landscape contractor to base daily operations, stage equipment and park employee vehicles.
Staff summarized the proposal and noted the site has existing fencing and direct access to State Route 140. Applicant counsel Mike Bray said the operation is a father‑and‑son landscaping crew that will not run a retail yard or accept customer drop‑ins; materials stored on site will be occasional leftovers from jobs and will be removed when practical. Bray said the applicant intends to use the existing driveway off Old Mountain Road where available and to avoid a new right‑in/right‑out access onto 140 unless GDOT requires it.
Commissioners discussed access and GDOT permitting but voted to recommend approval of the rezoning. The commission did not require immediate changes to the site, but staff noted any future office building or material storage would require appropriate land‑disturbance and stormwater permits and GDOT approval for access if the applicant seeks a 140 driveway.
Next steps: the commission’s recommendation will be forwarded to the County Commission for final action. The applicant must secure any required GDOT driveway permits and comply with county stormwater and building requirements prior to any new construction.
