Planning commission grants continuance for comp plan and zoning applications to June 3

The Clay County Planning Commission voted on May 6, 2025, to continue consideration of a comprehensive-plan amendment (COP25-6) and an associated zoning application (ZON25-5) to the June 3, 2025 meeting so the applicant can review and respond to comments from the Citizens Advisory Committee and the public.
Frank Miller, the applicant—s agent, requested the continuance to allow time to digest CAC feedback. The chair advised speakers who wished to testify that they could speak at the June 3 hearing or choose to speak at the current meeting. The commission then voted to continue both the comprehensive plan and zoning applications until June 3, or soon thereafter.
Several members of the public who had registered to speak on the item deferred their comments; others used the continuance to request follow-up with the applicant. Ben Reichenbach and other speakers raised concerns about drainage and stormwater runoff from proposed development, emphasizing potential impacts to adjacent parcels and downstream retention infrastructure. Joseph Schafer described repeated vehicular crashes that end up on his frontage and urged the applicant and county to address traffic safety as part of future review.
The continuance preserves the applicant—s ability to revise materials and gives staff and residents additional time to review technical issues before the item is reheard.
