The Planning and Zoning Commission recommended conditional approval of a preliminary plat for Decatur Office Village, a proposed medical-office plaza at 1801 South Trinity Street covering about 5.831 acres.
Lisa Hannon entered staff’s report and listed conditions (1–10) required before final plat and civil-plan approval, including sidewalk installation per city standards, fire-lane and pavement sections, retaining-wall and building-protection details where utilities are near structures, upsizing HDPE drainage lines, steel casing for utilities that cross roadways, confirmation of building size and sprinkler requirements, and a traffic-impact analysis. Hannon said the applicant’s civil plans are already in for review and that staff reserves the right to add comments based on final civil plans.
Commissioner Shelby Hicks moved to recommend conditional approval with the listed conditions; Commissioner Mason Woodruff seconded and the motion carried. Staff emphasized that the conditions must be satisfied before final plat and civil-plan approval.
