Commission recommends replat and specific-use permit to allow Wise County Committee on Aging at 1200 N. Miller St.

The Decatur Planning and Zoning Commission recommended approval of a replat and a concurrent specific-use permit for 1200 North Miller Street to allow the Wise County Committee on Aging to continue operating a philanthropic use and replace the existing building.

Lisa Hannon, Planning Director, entered the staff report for both items and said the replat application (25-00005) conforms to the Texas Local Government Code §212 standards for platting. She noted 14 property owners were notified and staff received no written responses. Commissioners were advised the philanthropic use requires a specific-use permit under the zoning code (S.U.P. 25-00002). The committee operates free meals and activities for underserved seniors and intends to demolish the old structure and build a replacement.

During the replat hearing two commissioners — Will Clossey and Shelby Hicks — recused. Commissioners asked for confirmation that the plat did not close or otherwise affect public streets; staff confirmed the plat shows a dedication on the face and is not a street-closure instrument. Commissioner Mason Woodruff moved to recommend approval of the replat and Commissioner Terry Barubi seconded; the motion carried. The specific-use permit also was recommended for approval (motion by Commissioner Eileen Cross; second John Lanier; motion carries). Both items will move to city council with staff recommendations.
