Austin Fitzgerald of Angelo Development presented a preliminary concept on May 15 for a proposed urban renewal district near Lataw Avenue in Idaho Falls, outlining redevelopment ideas for roughly 16 acres of infill property and requesting staff engagement on next steps.
Fitzgerald said the site comprises about two acres west of Lataw and about 14 acres south of Hyatt, much of it with basalt that will require blasting and street-right-of-way rebuilding. He described fragmented ownership and landlocked parcels that historically deterred development. Fitzgerald showed concepts drawn from a 2022 Utah State “walkable center” study that envision higher-density housing, integrated greenbelt connections and limited neighborhood-serving commercial uses.
Board members asked about connectivity, nearby highway-rerouting plans and whether state-owned ramps would be vacated and deeded back to the city. Fitzgerald said state routing decisions are still being finalized and that he and staff will continue discussions with Idaho Transportation and city departments; he said the developer is meeting with city staff on pre-development matters.
The board asked staff to continue conversations with the developer and return with options for an eligibility study or other next steps. No formal vote was recorded; members signaled consensus for staff to keep working with the developer and report back.
