Planning board forwards Kings Highway Commerce Park preliminary plat to City Commission

The Planning Board recommended May 12 that the City Commission consider a preliminary plat to subdivide the Kings Highway Commerce Park, a roughly 107.41‑acre parcel at 2300 South Kings Highway, into three parcels (26.82 acres, 21.18 acres and the remainder retained for Phase 2).
Applicant Jeff Irovani of JHI Consulting Engineers said the southeast corner is planned for an RV park and that a separate site plan application for that use has been submitted and is under review. He told the board the team is negotiating right‑of‑way dedications on Peters and White roads with St. Lucie County and has submitted required documents to the county right‑of‑way acquisition team; the county expected to complete its review by the end of the month.
Staff recommended approval of the preliminary plat subject to two conditions: (1) that the applicant address all engineering comments and (2) that dedication negotiations with St. Lucie County be resolved prior to final plat approval. Board members had no substantive objections and the board voted unanimously to forward the preliminary plat to the City Commission for final action.
The preliminary plat advances the subdivision structure; staff said a more detailed review of utility, drainage and access will occur at the final‑plat and site‑plan stages.
