Architectural Review members approved a comprehensive signage and window‑graphic package for Market Street Creators, an indoor vendor market and maker space proposed at 100 Lawton in Torrington.
An unidentified representative for Market Street Creators told the panel the project will provide roughly 20,000 square feet of indoor space and has about 90 businesses signed up for the first phase. The project team said the facility includes a maker space of roughly "3,000–7,000" square feet to allow entrepreneurs to produce goods they can sell on site.
Panel members reviewed the size, scale and placement of multiple signs and window graphics across a long façade. The applicant supplied a sample of a three‑dimensional layered sign constructed of aluminum composite and PVC; panel members discussed sight lines for drivers on Longstreet and the need for a larger sign element to make the venue visible when approaching the property. "We're the Market Street Creators ... we've got about 90 businesses signed up that are gonna be inside starting their businesses here in Torrington," the representative said.
Reviewers said the building's industrial scale justifies a larger sign area at that location. The applicant and a staff member (referred to as Nate during the review) confirmed that existing window graphics had been installed with the building and that the signage review was being considered separately from an earlier use‑change and exterior work permit submitted in the fall and winter. Panel members also raised address visibility for emergency response and discussed how signage changes would interact with an existing zoning permit for exterior work.
The panel recorded a motion to approve the signage and window graphic package for the site; a member identified as Austin voiced approval during the vote and the motion carried. The applicant and staff were told that future graphic changes that retain the same size and placement would not require another full architectural review but would be subject to the sign‑permit process.
The project team said they will pursue final permit modifications and coordinate with public safety and planning staff to ensure address visibility and wayfinding from public roads. The applicant said the property mailing is 100 Lawton and that they are petitioning map/GIS providers to correct directional guidance for visitors.
