The applicant, represented in the hearing by Elizabeth Carlos and owner Chamo Vega of Vega Bakery, said the project will renovate the corner storefront formerly used as a performance space and feature a modern appearance, a prominent red upper facade and a 35‑square‑foot sign on the building.
The approval came after panel members discussed compatibility with the existing building materials, sign scale and lighting. "It'll be modern, something nice, and, it'll be a Latin cuisine," Chamo Vega said during the presentation. Panel members said the proposed colors and sign treatment were visually compatible with the building and the surrounding block while remaining noticeable from the street.
Panel members noted the sign size — the applicant said the design is "about 35 square feet" — approaches the local threshold that can trigger additional site‑plan review (the panel referenced a trigger near 32 square feet). The panel discussed how the proposal would not change windows or building materials, that existing exterior lighting will be used to illuminate the sign, and that the building entrance and address will remain on the Main Street frontage.
The applicant confirmed proposed operating hours to the panel: breakfast service beginning about 7 a.m. and weekday hours typically 7 a.m. to 8 p.m., with Friday and Saturday service later into the evening. The applicant also described plans for interior visual elements (a logo and interior lighting) and a small serving robot to circulate inside the dining area.
After questions about visibility, placement of an address number for emergency responders, and confirmation that the signage would not change structural openings, a member moved to approve the sign and facade package. The motion carried; a second was recorded as Austin and the panel voted in favor.
The approval clears the project to proceed with building‑permit and health‑department steps the applicant said they will pursue next. The applicant indicated they will coordinate with other city departments and finalize permit submittals before beginning construction work.
