Council approves exclusive negotiations with Hops and Spokes Brewing for 105 W. Sixth Street

Beaumont City Council voted May 6 to authorize an exclusive negotiation agreement with Hops and Spokes Brewing LLC for redevelopment and lease negotiations at 105 West Sixth Street.
Staff described the location as a prominent downtown corner and said the building needs mechanical, electrical and plumbing work before it can be leased. Kurt (staff presenter) told council the tenant would be responsible for interior outfitting while the city, as landlord, would refine construction cost estimates and perform building upgrades to make the space leasable.
Kurt said staff and the prospective tenant have been negotiating since late 2024 and that the exclusive negotiation agreement will give City staff a 6- to 12-month window to finalize terms and cost estimates. If approved, staff expects to continue negotiation through the remainder of 2025 with construction and opening possible in 2026 depending on financing and permitting.
Councilmembers hailed the proposal as a downtown catalyst. The motion to authorize the exclusive negotiation agreement passed unanimously.
The city earlier referenced the property in closed session as part of real property negotiations with Hops and Spokes; staff reported no reportable action resulted from the closed session.
Staff will return with the lease and final cost estimates for council approval before a binding lease is executed.
