The Wylie Planning and Zoning Commission voted 6–0 on May 6 to approve a site plan for a proposed McDonald’s restaurant with a drive‑through at 2201 North State Highway 78 in the Wiley Ranch East Commercial Park.
Planning staff presented the application, saying the development is on a 1.037‑acre lot and the proposed building would measure 3,541 square feet. The site plan shows 30 parking spaces including two ADA spaces, a platted fire‑lane easement along the south and east sides, and 28.58 percent landscaping—above the 20 percent minimum. Staff said the plan development for the commercial park, approved in 2023, allows a restaurant by right so no special use permit was required.
Staff noted some planting areas are limited by the location of existing water and sewer lines and that shrubs are proposed where trees cannot be planted. Exterior materials shown on the elevations include brick, limestone and aluminum wood‑grain siding. The site plan also shows an on‑site dumpster and a multi‑tenant sign location; sign permits would be required separately.
A commissioner raised a circulation question about the drive‑through lane where it transitions from two lanes to one; staff pointed to the plan and confirmed the exit lane is unobstructed. There were no public comments against the application.
A motion to approve the site plan carried 6–0. Minutes show the commission approved the site plan at the meeting; staff will process building permits and sign permits as required.
