Commission recommends approval of rezoning for fourplex project at 1018 E. Union Bauer Road

The Planning & Zoning Commission on May 5, 2025 recommended approval of zoning case 2025-95-ZC (1018 E. Union Bauer Rd) to allow a fourplex development. The recommendation will be forwarded to Irving City Council for final action.

Applicant Veronica Hernandez described a proposal for two-story fourplex units with approximately 1,300 square feet per unit (three-bedroom, two-and-a-half-bath layouts presented). Hernandez said the proposal would preserve an existing residence on the site for the near term and develop one side of the parcel at this time; future development of the adjacent parcel would occur only if market conditions and financing permit. Hernandez estimated rents in the range of $1,800 per month but said final rents would be set after market analysis; she also said additional parking can be added on the rear portion of the site if needed.

Commission discussion noted the area is undergoing change with multiple duplexes and multifamily nearby; some commissioners expressed mild concern about putting two-story units directly behind existing homes but said the proposed fourplex footprint conforms to nearby patterns. One commissioner observed that the commission’s role is to consider the zoning request (from R-7 to SP-2 as presented) rather than to set rental rates. After discussion a motion to forward the zoning case to City Council with a recommendation of approval passed unanimously.
