The Planning and Zoning Commission approved a preliminary plat resolution for Liberty Hills phases 1 and 2 on May 5, granting requested waivers from the city’s subdivision regulations for cul-de-sac length.
The applicant, PH Land Holdings LLC, requested waivers because three cul-de-sacs in the proposed plat are shorter than the city’s required minimum of 400 feet. Staff reported the three cul-de-sacs measure approximately 152 feet (northern end), about 212 feet 9 inches (center), and about 269 feet (southern end). Staff recommended approval of the preliminary plat subject to granting the waiver from section 9.02 0.081 p (maximum and minimum cul-de-sac length) and other standard conditions.
Commissioners asked technical questions about the map, including whether the center area is an amenity center and where tree preservation is located; staff clarified the center feature is an amenity center and that tree preservation is south of it. City staff also explained cul-de-sac right-of-way measurement (100-foot diameter) and how the city’s 400–600-foot standard is applied.
Commissioner Herman moved to approve; Commissioner Nylik seconded. The motion passed unanimously, 7–0.
