The Zoning and Board of Appeals of the Town of Grand Island voted May 1 to grant a height variance allowing a six-foot privacy fence at 227 Stonebridge, approving a 3-foot height variance and conditioning the fence to be set 12 feet from the lot line.
The applicant, Sanath Balak of 327 Stonebridge Hill, told the board he and his wife want the taller fence to enclose a planned pool and to improve safety for their young children. "That's the main reason why we do want to put in a pool," Balak said in presenting the request.
Board members discussed sight lines and measurements shown on submitted site plans. Members noted the house sits back from the sidewalk and that visibility from corner to corner would remain. The board also heard that the homeowners association had reviewed fence color and style but not the fence location. After discussion, board member John Bridal moved to grant a 3-foot height variance (allowing a 6-foot fence) with the condition that the fence be no closer than 12 feet from the lot line; Michael Todaro seconded the motion. The board approved the motion on a voice vote.
The Zoning Inspector and town staff will process required permits after the variance is filed with the town clerk. The applicant indicated he will proceed with permitting and fence layout consistent with the board's condition.
