Council approves site plan for Al Nizhma neighborhood market at 1714 Southampton Road

The Glenn Heights City Council on May 6, 2025 approved site plan SP0325 for the Al Nizhma neighborhood market and grocery store at 1714 Southampton Road.
Parvis Porzisian, the city's director of planning and development services, presented the site plan package showing a roughly 4,500-square-foot building, parking layout, elevations and a landscape plan. Because residential properties border the south and east sides of the parcel, the plan includes the ordinance-required minimum 6-foot masonry wall along those boundaries and perimeter landscaping; Porzisian said the east side will have a 10-foot landscape buffer and the south side a larger buffer where existing trees remain.
Staff recommended approval; council asked clarifying questions about landscape dimensions and truck access. The site-plan motion passed 6–0. The developer will be required to construct the masonry wall and the landscaping as a condition of site-plan approval.
