Ocala staff set July 25 target to issue ITN for Tucker Hill single‑family development

City staff reported that work to ready the Tucker Hill site for redevelopment has reached a procurement stage and a competitive Invitation to Negotiate (ITN) will be issued to solicit developers to construct up to 13 single‑family homes.
Marie Mesidou, economic development specialist, told the advisory board that consultants are finalizing the site plan and that staff has set a target date of July 25, 2025, for completion of the procurement documents. She said the ITN will allow proposers 60 days to respond once it is issued and that procurement staff will then begin the review process.
Staff said infrastructure work on the site was completed late last year, which was necessary before marketing the parcels to developers. Mesidou said the goal is to issue a clear ITN so that proposers receive a developable site with utilities and site preparation finished, enabling a faster path to construction after selection.
Board members expressed relief the project is advancing after years of delay; one member noted the importance of ensuring proper documents are in place to avoid further hold‑ups.
Staff indicated the ITN and developer selection will follow standard procurement procedures and that the project timeline depends on proposer responses and subsequent council approvals.
