Palos Park council approves two residential setback variances recommended by ZBA

The Palos Park Village Council on Oct. 13 approved two zoning-variation ordinances after the Zoning Board of Appeals recommended both requests.
Commissioner Wade moved to approve ordinance 2025-17, granting a front-yard setback variation for a proposed single-family residence on a vacant parcel commonly described in the meeting as 1251. Wade told the council the property is zoned R-1 and that the applicant proposes a front setback of 47.85 feet where 53.97 feet is required. "The ZBA gave a recommended approval, with a vote 5 to 0," Wade said. The motion passed on a voice roll call; recorded responses during the roll call included Commissioner Wade, Commissioner Reed and Mayor Milovich Walters voting yes.
The council then approved ordinance 2025-18, granting a rear-yard setback variation to permit an addition to the main level of an existing nonconforming house at the property described in the meeting as 12418 South 80 First Avenue. Wade said the ZBA had considered the request at its Sept. 10 meeting and recommended approval. Meeting discussion noted a grading plan approved by the village engineer and the installation of a 6-inch pipe intended to route stormwater away from neighboring properties. The motion passed on a roll-call vote with recorded yes responses from Commissioner Wade, Commissioner Reed and Mayor Milovich Walters.
Both measures were presented as having been reviewed by the Zoning Board of Appeals and were described by council members as accompanied by engineering or grading plans; the council did not add further conditions beyond approving the requested variations.
