Plan commission forwards rezoning for 2811 W. Wausau Ave. to council to allow fourplex

The Wausau Plan Commission on April 29 voted to forward a rezoning request for 2811 West Wausau Avenue to the Common Council to allow a 3- to 4-unit multiplex, Lang Investments said.
The rezone request would change the property's zoning designation (listed in the application as DR-8 to ATF-10) so the owner can pursue building a fourplex on a large lot currently limited by the existing zoning. Craig Lang of Lang Investments told the commission the developer prefers a single-story fourplex with two-bedroom, two-bath units, each with a two-car garage, to make fuller use of the site rather than two duplexes.
City staff clarified the commission was acting only on the rezoning request at this meeting. If the rezone is approved by the Common Council, the developer must return to the Plan Commission for a conditional-use review of the proposed fourplex and for review of detailed site plans and design standards.
Lang said the developer hopes to begin construction this summer if approvals proceed. The commission took a motion to forward the rezoning request to council; the motion carried.
The commission record shows the rezoning will go to the Common Council on May 13 for final action and that conditional-use and design details will be reviewed by staff and the commission if the council approves the rezone.
