Selectmen approve $79,200 roof replacement for Plaistow Public Library

The board discussed warranty and scope. Gaba said manufacturer warranties are part of the package and that the shortlisted contractors were certified with Owens Corning; he said a manufacturer warranty period cited in the discussion was a 50-year product warranty and that the RFP required a minimum 20-year workmanship warranty from bidders. The board noted the RFP produced a wide range of bids and asked about cost drivers and whether the bidders had inspected the roof. Trustees and selectmen said they performed reference checks and interviews with finalists before recommending Lane Roofing.
Funding will come from the library’s capital reserve fund, Gaba said, and he characterized the fund balance as sufficient to cover the project but that it would “take a chunk out of it.” The board also discussed contingency allowances for replacement of roof deck boards if rot is found once the shingles are stripped.

The contractor told the town they could complete the job in two to three days, a factor the trustees said would reduce disruption to library operations.
