Live Oak council approves zoning code amendments to add site-plan review and change notification rules

The City of Live Oak City Council on April 29 approved changes to the city code that revise notification requirements for certain zoning ordinance amendments and add a site‑plan approval process to the development‑review procedure.
City staff said the amendments revise Chapter 24 of the City of Live Oak Code of Ordinances. One change removes direct property‑owner notification for zoning ordinance amendments that are not specific to a particular property and instead relies on newspaper advertisement consistent with state law. The other change adds a site‑plan approval step to the city's development review process. The Planning and Zoning Commission recommended the council approve the changes on April 22 by vote of 4–0, with minor grammatical fixes.
The ordinance presented to council amends Chapter 24, Article 7 (Administration and Procedures), sections 134 and 136, and was scheduled to take effect June 1.
"This is consistent with state law requirements," a planning staff member said when describing the notification change.
A motion to approve the ordinance passed 5–0.
Votes at the meeting: the zoning ordinance amendment passed 5–0 and will become effective June 1.
