Planning commission approves Huntington Park TL‑177 site plan with building, utilities and electrical limits

The Loudon City Planning Commission approved the site plan for Huntington Park TL‑177 (Lot 4R, Huntington Park Drive) after staff read three recommended conditions the applicant agreed to meet.

Tom Walker, the applicant, described the project as the penultimate lot on the east side of Huntington Park Drive and said the proposal continues the light-industrial development toward Highway 72. He said the project team worked with city staff and utilities to provide required fire access, parking and utilities.

Staff presented three conditions to attach to approval: (1) satisfactory completion of a permit-ready building plan set, including shop-drawn submittals for standpipes located at exit doors along the northern building face as determined by the building codes official; (2) satisfactory completion of gas, water and sewer utilities design and construction as determined by Loudon Utilities staff; and (3) a limit on electrical service capacity for Huntington Park in place because of existing agreements — Buildings TL‑177 and TL‑178 can be provided electrical service sufficient for a single 1,500 kVA transformer per building; if a tenant requires more capacity the owner or tenant must commission a study and pay any aid-in-construction costs to increase capacity.

Walker and the project team indicated they agreed with the conditions. A commissioner moved to approve the plan with the conditions; the motion was seconded and the commission voted to approve. The transcript does not record individual roll-call vote counts. Staff later confirmed coordination with utilities would continue as the project advances.
