Loudon Planning Commission approves final plat for Tennessee National POD 28; Eight lots held pending TVA crossings

The Loudon City Planning Commission approved the final plat for POD 28 at Tennessee National during a special meeting, with the applicant and staff agreeing to omit eight lots that cross a Tennessee Valley Authority transmission corridor pending TVA review.

The commission’s approval clears the remainder of the final plat for recordation and development. Tyler Gross, the applicant, said the submission reflects coordination with TVA and that the eight lots that intersect a 50-foot-wide TVA transmission line will be removed from this filing and submitted later once TVA completes its review of proposed road crossings. Gross said, “we're just asking for, I think, 35 lots now” when describing the submission.

Staff recommended approval without conditions. Commissioners asked clarifying questions about a separate lot shown on the plat that contains a water tank; staff and the applicant confirmed that the parcel is reserved for the water facility and is not being developed as a residential lot. The applicant indicated the water-tank parcel is expected to be conveyed to the utilities entity once constructed.
