The Kane County Commission unanimously approved a guaranteed maximum price (GMP) agreement for the county’s new recreation center on April 29, 2025. The GMP identified in the motion was $6,395,758.63.
County staff said Maxwell Construction submitted the final construction price and that architecture fees (Babcock), site excavation costs, electrical work, soil testing and contingency allowances were built into the package. The county budgeted up to $7 million for the project and staff said most costs are covered by tourism- and public-works-related funding sources. Staff noted an independent Recreation and Transportation District contribution of $400,000 for equipment and soft costs. Other funding discussed included TRT (tourism-related taxes) and previously allocated COVID relief funds.
Project staff said some items (the detention pond and retaining wall) remained as estimates and would be finalized as design work continues. The GMP locks in the contractor price so the county will not pay more for permitted scope work if market costs rise; change orders remain a possible source of additional cost if the county requests scope changes.
The motion to approve the GMP passed unanimously; staff will finalize contracts and direct Maxwell Construction to mobilize.
