Ken-Caryl staff report: community center restrooms near completion, roof bids due May 1; Arbor Day planting set for May 5

Ken-Caryl Ranch Metropolitan District staff reported progress on several capital and community projects at the board’s April 22, 2025 meeting, including final restroom work at the community center, an upcoming roofing bid, new equipment purchases, a draft South Hogback open-space plan and a postponed software launch.
Richard, a district staff member who provided the community center update, said restroom construction is in its final stages and staff expect the facilities to be operational early next week. He said contractors will tour the roof scope on Thursday and that roof bids are due at 5 p.m. on May 1.
"There should be no downtime," Richard said about roof replacement work at the community center, adding crews will cordon off work areas and replace glass roof sections temporarily with sheet plywood.
Staff reported buying new vehicles including a minibus, a 450 dump truck and a service truck for the indoor tennis court. Separately, staff said a district vehicle sold at auction for $10, which staff noted exceeded a conservative estimate the district had set for sale proceeds.
Parks staff provided an Arbor Day update after the board read a proclamation marking April 25, 2025 as Arbor Day for the district. The park supervisor (identified in the record by initials TG) said the district moved its Arbor Day planting to May 5 and plans to plant two trees in front of the ranch house and seven to eight trees at the ranch-house entry. "We've been able to spray a bunch of trees for the health of them," TG said, noting contracting funds allowed tree pruning and work in green belts.
Staff also said the district received a draft South Hogback open-space land-management plan from contractor ERO and will convene a task-force meeting in May for review before community input. The district is preparing for an upcoming audit and is conducting interviews for a finance director (four candidates in round one) and a guest services specialist.
Amy, a district staff member, said the planned KaiSync software rollout has been delayed until about September to allow more backend work by vendor Kaizen and to coordinate a smoother implementation ahead of summer programming.
No board action was taken on these project updates at the April 22 meeting; staff said they will bring future decisions and budget requests to the board after further design and community review.
