Frederick County liaison reports 14,500-unit pipeline; Cherry Run and Bell Farm rezoning on upcoming agendas

Vanessa Moreno, the Frederick County liaison to the Mount Airy Planning Commission, gave an update on county-wide and proximate development activity during the April meeting.
Moreno reported about 9,800 units in the municipal pipeline (largely in the city of Frederick) and about 4,700 units in the county pipeline, for a countywide total of approximately 14,500 units. She said the Linganore and Eaglehead PUD area accounts for roughly 1,700 units in the county pipeline (excluding Cherry Run). Cherry Run is expected to appear on the Frederick County Planning Commission agenda on May 14; staff anticipated a large turnout for that item.
Moreno said School 41 (an elementary school site off Musetta/Musiter Road) will be the subject of a site-plan submittal and that the developer donated the school site. She also reported the Bell Farm rezoning application (Eagertown Road) seeks to develop about 248 villa-style, age-restricted dwelling units and will go before the county planning commission on May 21.
Commissioners noted the importance of tracking developments proximate to Mount Airy’s western boundary (New Market/Linganore area) because of potential impacts on services and infrastructure.
