The Grand Prairie Zoning Board of Adjustments on April 21, 2025, approved a variance to reduce the minimum side‑yard setback for an accessory structure so an existing pool at 1105 Birch Street can remain 2 feet from the side property line instead of the required 3 feet.
Staff presentation: Salvador (planning/building staff) and other planning staff described the pool as already constructed and located about 2½ feet from the property line; staff said the homeowners did not follow the permitting process and are now seeking a variance. Salvador explained that the city measures setback to the edge of the pool and that, as presented, the pool was approximately 2½ feet from the property line; the applicant requested a 2‑foot setback to be safe. Staff reported that 58 notices were mailed and that no returned comments in favor or opposition were recorded. Staff did not object to the variance.
Public comment and applicant presence: the applicant was not present at the hearing; no members of the public spoke in opposition.
Formal action: David Baker moved to close the public hearing and approve ZBA25040022; Kimberly Jacquerodier seconded. The board approved the motion, 9-0.
Follow up: approval does not replace required permits; staff noted the applicants must complete the usual permitting and inspections to regularize the pool.
