The Ivins City Planning Commission on April 29 approved an amended preliminary plan for the Crossings at Red Desert project, located at approximately 800 South Main. Applicants told the commission the change separates twin‑home lots (to be sold individually) from condominium/townhome parcels so each phase may use different governing covenants and filings.
Thomas Ahay (applicant) said the amended plat divides the development into two phases because twin homes fall under different zoning and ownership structures than the condominiums. The full project footprint contains 78 lots in total, the applicant said, and the twin homes will be on one side of the internal road with other higher‑density lots grouped across the street.
Staff and commissioners discussed site design, including driveway and shared common areas. Staff noted the Twin Homes conform to required setbacks and that limited common areas and homeowner association maintenance will define landscaping in front of those units. Commissioners asked about concrete area and impervious surfaces; staff said common areas will be landscaped, driveways and walkways will be concrete and the development includes separation, privacy walls and fire access as required by the technical review committee and the fire department.
The commission moved, seconded and approved the amended preliminary plan by voice vote. Commissioners recorded “aye” votes on the motion. Staff will continue final technical review and ensure required fire access, HOA maintenance responsibilities and other final‑plat requirements are satisfied.
