Planning commission approves minor site amendments for Utah Collective school

The Riverton City Planning Commission approved amendments to the previously approved Utah Collective school site plan on April 24, 2025. The applicant, Ben Myler, requested several modest changes that staff and the building official reviewed and brought together for the commission’s consideration.
Staff explained the package included five changes: (1) security gates at the vehicular entrances that will swing inward and cannot block the public right of way and will require Unified Fire Authority review; (2) a small accessory storage shed to house grounds equipment that meets accessory‑structure standards for size and setbacks; (3) relocation of mechanical heat pumps to a screened corner area with vinyl fencing; (4) minor expansions (pop‑outs) on upper classrooms and small storage rooms on the sports court elevation to gain roughly five feet of interior space for classrooms/storage; and (5) a façade change from white brick to a red brick with a whitewash finish.
Staff said each item complies with applicable code standards or can be conditioned to comply; the gates and any emergency‑access features must be coordinated with the Unified Fire Authority, and the accessory shed must meet building‑official requirements for foundations and inspections. The applicant confirmed the classroom pop‑outs do not require structural changes to the main building and that foundation work for the small storage rooms will follow standard inspection procedures.
Commissioners asked about details of the cantilevered upper‑floor pop‑outs and were satisfied by the applicant’s confirmation and the building official’s review plan. Commissioner Mathison moved to approve the amended site plan with the conditions recommended by staff; Commissioner Clough seconded. The motion passed unanimously.
The changes are administrative or minor design adjustments to an existing school project and do not alter the school’s land‑use classification. The commission’s approval included the staff conditions that the gates not obstruct public rights of way, that Unified Fire Authority review any egress/lock features, and that accessory structures meet code and inspection requirements.
