What the board approved: staff recommended and the board approved a waiver allowing awnings with an 6-foot-8-inch clearance (the code standard is generally 8 feet for signage clearance) and approved a minor project review with five staff conditions. The board’s approval authorizes restoration of a historic storefront entry, removal of two bay windows, and installation of a storefront window and door in locations supported by historic photographs. The project also includes matching storefront trim, simulated divided-light muntins, awnings aligned at the same plane, and a fiberboard panel above the door and window in lieu of wood shakes per staff condition.
Board and applicant remarks Applicant Bob Dewberry said the design revisions respond to the board’s prior informal review and said, “I think it will look good.” Staff noted conditions of approval that require the applicant to submit: a revised elevation showing awnings aligned at the same top and bottom plane, an awning material sample prior to building permit, confirmation that the awnings are mounted within the window frames and meet the specified clearance, and a fiberboard panel above the door and window.
Vote and next steps The board voted unanimously to approve the height-waiver and, separately, to approve the minor project review with the five conditions described in the staff report. Staff will collect the required sample and final drawings prior to building permit; signage on the awnings is not permitted without a future sign application.
