City to receive best‑and‑final offers for Aiken Hotel; council to review and interview developers

Tommy Tapp, a representative of Colliers International South Carolina, told the Aiken City Council that six developers originally submitted proposals for the Aiken Hotel project and the city has narrowed that field to two firms.
"The deadline for them to present those to the city" is April 30, Tapp said. After that date, he said, council will be able to review the final offers, hold interviews with the developers and choose a preferred developer to begin contract negotiations and due diligence.
Why it matters: the Aiken Hotel site is a high‑visibility redevelopment parcel downtown; selecting a developer will determine the next phase of negotiations, potential development agreements and whether existing tenants or uses will be accommodated in the new plan.
Tapp said Colliers has been working with the finalist teams to refine proposals and that one group has engaged a relatively local architect. He said Colliers and city staff have answered questions from prospective developers and assisted them in polishing their best‑and‑final offers in the city's interest.
Councilmembers indicated they expect to review proposals and interview finalists after the submission deadline. No developer was named during the presentation and no binding selection or contract was reported at the meeting; Tapp said the next steps would include negotiating a development agreement and beginning due diligence once a preferred developer is chosen for the footprint.
