The Newton City Commission approved a four-year lease with Joe Bravo Aviation for Hangar A, with two two-year extension options and monthly rent of $2,000. The contract package approved by the commission included a termination of lease for the prior tenant and a release and hold-harmless agreement related to the earlier settlement.
A city staff presenter described the agreement as a multi-document package that would allow Joe Bravo Aviation to continue occupying most of Hangar A. “This is a lease with Joe Bravo for Hanger A. It's a 4 year term. They also have 2 2 year extensions. It would generate $2,000 a month in rental income,” one city staff member said. Staff said the tenant had been in the hangar on a short-term lease for about a year while a settlement with the prior tenant was finalized.
City staff said the hangar space will be divided so that the city retains a reserved spot for a small single-engine airplane and uses part of the hangar for storage of mower equipment and documents. “We are splitting the hangar. They're gonna use most of the spots. We have 1 reserved spot for a small single engine airplane,” city staff said.
A motion to approve the lease agreement and associated documents was moved and seconded; the commission approved it by voice vote.
Staff reported the prior settlement aided the transition and revenue from fuel sales has increased since Joe Bravo Aviation began operations. The lease documentation, as described at the meeting, was entered into the record but the meeting transcript does not include the full lease text or term-by-term financial schedule.
