Georgiou said the proposal is "a 3,200 square foot body shop addition at the rear of the facility," largely an open body-shop area with a single restroom. He said the addition would not be visible from the front of the property and that the existing rear wall would be retained as a fire-separated wall where feasible.
Commissioners asked whether the addition would trigger state fire-suppression requirements and whether the building would need sprinklers. Commissioner Long and others noted state permit thresholds can require sprinklers at larger building sizes; one speaker referenced a 12,000-square-foot threshold from personal experience, and Georgiou said the design team would check with the state and the fire marshal. Carlos of Regent Contractors stated that the existing paint booth area is already sprinklered.
The commission outlined specific site requirements that must be addressed before formal approval: paving to overhead/service doors, a dumpster enclosure, bollards at doors, and engineering review of drainage for the proposed 48-by-64 (approximate) addition area. Staff said the Route 30 Overlay District criteria apply and that a siding waiver might be considered because the addition will not be visible from the primary frontage; commissioners indicated no objection in principle to a metal siding waiver if the back addition is not visible from Route 30.
No formal motion or vote occurred at the study session. The applicant said the owner wants to proceed quickly and expects to return with detailed plans no later than 60 days. Commissioners asked the applicant to provide a detailed plan showing dumpster location, paving extents and drainage calculations and to coordinate with the fire marshal on suppression requirements.
The commission left the matter open for a future formal filing after engineering review, fire-marshal review and submission of refined construction and site plans.
