City Council approves 1855 South Flatiron site review and 9‑year vesting ordinance with optional further parking reduction

Boulder — The Boulder City Council on May 1 unanimously approved a site review for the redevelopment of 1855 South Flatiron Court and adopted Ordinance 86‑85 granting a nine‑year vesting period for the project’s site‑specific development plan.

The project, proposed for the Flatiron Industrial Business Park east of Central Avenue, calls for three three‑story research-and‑development buildings with ground‑floor commercial space, consolidated podium and perimeter parking and a central courtyard. Staff recommended approval, and council voted 9‑0 in favor of the site review and the ordinance to extend vested rights from three years to nine years.

Staff and the applicant said the design responds to site constraints including a large drainage easement, adjacent BNSF tracks and river corridor, and floodplain impacts on the eastern portion of the property. Allison Blaine, senior planner and case manager, summarized staff’s analysis and said the proposed project meets the site review criteria and East Boulder subcommunity plan objectives.

“The proposal includes a ground floor commercial space to serve the entire business park, and the proposed multi‑use path connection to the north is in keeping with the area plan’s destination workplace place type,” Blaine said during the staff presentation.
