The Board of Adjustment opened a public hearing and voted to approve a variance for a lot at 413 Park Drive, allowing construction of a single-family home on a parcel whose frontage falls short of the zoning standard.
The variance application, presented by applicant Ron Cheddar, sought relief from the frontage requirement for a cul-de-sac lot he said was rendered unbuildable by an irregular plat line. Cheddar described plans for a custom house and a double garage and told the board, “I think it's a perfect use of the lot.”
A staff member explained that the lot lies in a single-family residential zone but does not meet minimum frontage requirements because “the odd shape of the lot in the frontage does not meet the minimum requirements for the frontage along the cul de sac.” The staff member also told commissioners that the local ordinance allows variances but applies strict criteria, and noted six factors the board should consider when deciding whether to grant relief.
Neighbors Randy and Glenda Fletcher spoke in opposition to any work that would harm a mature tree on their adjacent property, saying the tree’s roots extend below the surface and could be damaged by construction equipment. The board asked questions about driveway approaches, tree impacts and alternate access from an easement shown on county GIS maps.
After discussion, a commissioner moved to approve the variance; another commissioner seconded. The board voted in favor; members present answered "Aye," and none opposed. The chair announced, “Motion carries.”
Staff told the board that the Board of Adjustment must issue written findings tied to the ordinance criteria and that staff would prepare those findings based on the discussion for the public record.
The hearing closed and the board returned to its regular agenda.
