The applicant will resubdivide an existing parcel to create three lots (a 3.2-acre Lot 2 with the existing house, and roughly 5- and 6-acre parcels to the south). Planning staff noted water service will require a water-line extension and that a fire hydrant will be installed near the road. Planning and zoning recommended approval; the board moved, seconded and unanimously approved the subdivision amendment and rezoning.
- Approval of a proposed single lot development and AR 3-to-9 rezoning submitted by Joshua and Gina Boren for property at 15511 Highway 145, Cortez (about 68.87 acres; the new lot is about 6.22 acres). Access will use an existing road off Highway 145; CDOT review was discussed and no CDOT comments were reported at the hearing. The board moved, seconded and unanimously approved the rezoning and single-lot development.
- Approval of a regional memorandum of understanding (MOU) to share and host geographic information system (GIS) data among Montezuma County, Dolores County, the city of Cortez and the towns of Mancos and Dolores. The non-binding MOU, presented as a renewal and formalization of existing data-sharing practices, was moved and seconded and approved. Staff noted the agreement automatically renews annually unless an entity terminates it; participants may request removal of their datasets if desired.
Each motion was moved and seconded on the record and recorded as approved by the board; vote tallies recorded “Aye” by all commissioners present for each listed item. Several items noted conditions and follow-up tasks in the minutes (for example, water-line extension approvals and CDOT permit requirements for access), and staff will pursue those administrative steps.
