Commission senior planner Britt Murray presented the item, saying the site is currently vacant, surrounded by a mix of industrial, residential and planned development zoning, and that 15 objection letters had been received (9 inside the 200‑foot notification buffer and 6 outside it). Murray told commissioners the request is not compatible with the Tall City Tomorrow plan’s urban‑medium designation and that staff recommended denial.
