Fort Worth planning staff presented an owner-initiated full-purpose annexation (AX23009) for Walsh Ranch in the city’s Far West planning sector and the council voted to close the public hearing and act on the municipal notice and consent item on April 22.
City staff said the annexation application was filed by Qual Valley Devco 5 LLC and covers approximately 239 acres of land plus roughly 25 acres to include Interstate 20. Staff said the annexation is a 100% residential proposal and that the planned zoning would be a planned development specific to low-density residential uses.
In a summary of the fiscal analysis, staff stated that by year five the annexation would show a cumulative net positive impact (staff cited figures in the meeting materials and said a figure of approximately $5,400,000 was expected by year five) and that at complete build-out by year 40 the cumulative net total positive impact would be about $63,000,000. Staff told the council the annexation complies with state law (citing Section 43.0672) and recommended adoption of the ordinance following the public hearing. The council closed the public hearing and voted to act on the item; the motion carried.
