Commission approves Ronald Reagan Logistics Park site changes; exit-only drives and landscaping replacements required

The Advisory Planning Commission approved PSDP-25-2 for the Ronald Reagan Logistics Park (I‑74 area) on April 28, agreeing the proposed site changes meet the Unified Development Ordinance when conditioned to follow previously approved Board of Zoning Appeals (BZA) requirements.

Planning staff told the commission PSDP-25-2 proposes two additional exit drives on the northern parking lot and that the project required—and had received—a variance (BZDV-25-1) to place drives closer than the usual 150‑foot separation. Staff said the drives should be designed to allow emergency-vehicle turn radii and be signed as “exit only,” and that landscaping removed for the new drives must be replaced within the site.

Megan Irving, representing the applicant, said the drives are intended to improve safety and that peak activity for an existing on-site tenant (described in the record as a “slide park”) differs from truck movements, which supports allowing exit-only drives with appropriate signage. Irving told the commission the applicant will replace removed landscaping and follow the design conditions tied to the BZA variance.

A commissioner made a motion to approve PSDP-25-2 as presented; the motion was seconded and carried. Staff noted remaining technical review comments and asked that final construction documents be uploaded into the planning portal and that landscape elements avoid required vision clearance triangles prior to permitting.
