Commission grants indefinite continuance for Wrangler's Roost event permit after neighborhood opposition

The Maricopa County Planning and Zoning Commission voted 7-0 on April 24 to grant an indefinite continuance for SU240007, known as Wrangler's Roost, a proposed special use permit to allow a short-term rental to operate as an event venue in New River.
Darren Gerard, county planning staff, told the commission the proposal would convert one of three short-term rentals on a larger compound into an event center; because Arizona statute does not allow short-term rentals to operate as event venues without a land-use entitlement, the special use permit was required. Staff recommended approval subject to conditions including a five-year SUP term, weekend-only events, hours limited to 8 a.m. to 10 p.m., a maximum attendance limit of 100 people and renovation or construction of an ADA-accessible restroom building.
Gerard also said there is organized opposition from at least 10 properties. The applicant told staff they wished to modify the proposal further and submitted a handout requesting an indefinite continuance. Commissioner Hernandez moved to recommend an indefinite continuance; Commissioner Layton seconded. The roll-call vote was unanimous.
The continuance pauses the county's formal consideration so the applicant can revise its proposal and address concerns raised by neighbors and staff. Any revised application will return to the commission for public hearing and action.
