Project planner Madison Leonard told commissioners the site is in the C‑1 general commercial zone in the East End District of the downtown specific plan. The property’s principal business frontage is roughly 50 feet, giving it a maximum sign allowance of 75 square feet. The proposed internally illuminated wall sign measures about 49.79 square feet (roughly 2.5 feet tall by nearly 20 feet long), Leonard said, and uses standard Ace brand colors (red and black). The sign was noticed to property owners within 300 feet and posted in the vicinity at least 10 days before the hearing; staff received no public comment.
Commissioners had no substantive questions. The commission voted to find the project categorically exempt from CEQA and to approve the sign permit subject to the conditions recommended by staff; the motion passed unanimously.
