Commission approves preliminary plat for 18-unit Esperanza Condos, 7-0

The Lake Havasu City Planning and Zoning Commission unanimously approved the preliminary plat for Esperanza Condos, a subdivision of Tract 2252, Block 3, Lot 7490 on North Lake Havasu Avenue creating 18 residential condominiums, a storage unit, a pool house and covered parking.
Staff said the roughly 0.85-acre property is zoned for multifamily use, that grading and building permits have been pulled, and that the commission’s decision on the preliminary plat primarily determines whether the planned condominium ownership form is permitted. "Staff finds the proposed subdivision meets all the requirements set forth in Title 13," staff said in presenting the recommendation.
Applicant Lee Johnson of APL Surveying described the project as an 18-unit condominium development with individual garages and an amenity pool and pool house: "It's a 18 unit condominium project that, has just broke ground. Each one of the units will have their own separate garages and a amenity pool and pool house." No members of the public spoke on the item.
Commissioner Chad Nelson moved to approve the preliminary plat with staff’s recommendations; the motion was seconded and passed 7-0. With the commission’s approval the plat will move forward in the land‑use review process; staff noted that grading and building permit reviews had already occurred.
