The Sparks Planning Commission unanimously approved architectural elevations for a four-story, 66,700-square-foot, 109-room hotel proposed at 1050 Shoals Drive in the Legends of Sparks Marina planned development.
Danny Ray, senior planner, presented the project and said the hotel would be an extended-stay Home2Suites by Hilton and that staff reviewed the elevations through an administrative review process and recommended Planning Commission approval because the building materials, massing and articulation conform to the Legends handbook's architectural standards.
Ray described the design as a mix of red brick on all sides, earth-tone stucco, metal panels and varied rooflines, with a minimized brand accent in the hotel signature green at the vertical connector. The west elevation faces Sparks Marina and the south elevation faces Interstate 80. The staff memo notes landscaping and materials (interstate brick in mocha and walnut, hardy plank ' dry dock, metal panels) intended to match the planned development's palette.
Gary Goff, vice president of Garland Development, the applicant, told commissioners Garland operates roughly 30 hotels regionally and thanked staff and the commission for their work. Commissioner Rodriguez Elkins moved to approve the elevations; Commissioner Sperber seconded. The motion passed unanimously.
Staff said the project is consistent with the handbook's exterior architectural standards and that the administrative review approval was conditioned on Planning Commission approval of building elevations (condition 12).
