The Southfield City Council on April 28 approved a rezoning request (PZR25‑0001) to change 21375 Telegraph Road from an Overlay Development District (ODD) back to I‑1 Industrial.
Planner presented background that the parcel had been rezoned to ODD for a previously proposed Tesla repair facility that did not proceed. Petitioner Virgo Commercial Properties LLC proposed reverting the parcel to I‑1 to allow industrial and manufacturing uses. Petitioner representative Vikram Nair described prospective uses including a 30,000‑square‑foot clean room and assembly area for advanced driver assistance systems (ADAS) and vehicle electronics — businesses that require dust‑controlled clean‑room environments.
During the public hearing Pamela Gerald expressed support for locating a manufacturing use in the tucked‑away parcel and urged the petitioner to hire Southfield residents when possible and to consider energy efficiency measures. Councilmember Hogue moved to approve the rezoning from ODD back to I‑1 consistent with the planning department recommendation; the motion was supported and carried. Council later introduced ordinance 1812 to implement the change.
Planner and applicant noted the rezoning aligns with prior city objectives for the Lower Telegraph technology and research corridor and that the parcel’s building and site modifications would be subject to permitting and inspections.
