Planning staff presented a rezoning request for 6105 Pleasant Run Road, proposing to rezone a portion of an agricultural parcel to R-40 to allow the creation of an approximately one-acre lot for residential development. Staff said the parcel is across the street from a recent rezoning and platting request and that the proposed one-acre split would meet dimensional requirements for R-40 zoning.
Commissioners and staff discussed the remaining agricultural acreage and whether a narrow strip on the east side could later be used to create a flag or panhandle lot. Staff advised that a flag lot would not be allowed under current rules and recommended the applicant absorb the narrow sliver into the new R-40 lot to avoid future irregular lots. Staff said the matter is expected to be processed as a minor plat (staff approval) after zoning approval and therefore would not return to commission for plat approval unless required.
Staff said the proposed rezoning "just barely meets" the R-40 dimensional requirements and that they would work with the applicant to avoid problematic lot configurations. No formal vote was recorded at the work session; the item was presented for commission discussion and potential future action.
