OR1: Staff explained a planned-development (PD) boundary included a small unused sliver of about 5,227 square feet near the southwest intersection of West Henderson Street and North Field Street. The applicant asked to remove that portion from the PD and revert it to MF-2 (high-density multifamily) to align with adjoining MF-2 zoning. Staff said 23 notices were mailed to nearby property owners and no written responses had been received; the Planning & Zoning Commission recommended approval 4-0. The council approved the ordinance.
OR3: Council approved rezoning a triangular, platted 0.17-acre lot at 1304 Chase Ave from Commercial Industrial Flex (CI) to SF-7 (single-family dwelling). Staff noted the lot measures about 7,400 square feet, meets SF-7 lot standards, is surrounded by single-family homes and is not in the floodplain. Planning & Zoning recommended approval 4-0; staff reported one letter of support was received and no opposition.
