ZBA accepts Stattsburg Holdings application for building and setback variances; public hearing set

Stattsburg Holdings LLC presented an application April 16 to place a showroom/warehouse and related parking on a Route 9G property. The board accepted the application for a public hearing and requested additional site renderings and information about wetlands, utilities and potential relocation of the building footprint to minimize variance requests.
Attorney Tom Angel represented Stattsburg Holdings (the prospective tenant Foster Flooring) and said the proposal would have customer parking in front and employee parking in the rear. Angel listed the variances identified by zoning staff: approximately 3 feet for front-yard setback, 2 feet for side-yard setback, 7 feet for rear-yard setback, and parking-related relief. Site constraints include a wetland and a utility easement that limit how far the building can be moved from the roadway and the existing building footprint largely follows prior structures on the parcel.
Board members asked whether the building could be moved to reduce the requested variances and whether there is adequate turning radius and delivery access; the project team said the site has an overhead door and turning space for a box truck. The applicant said they are working on delineating wetlands and the floodplain and will provide the board with updated materials.
The ZBA voted to accept the application subject to submission of initial records and renderings, and to schedule the public hearing for the next ZBA meeting (May 21, 2025). The board asked staff to mail notices to neighbors and to confirm any outstanding environmental or permitting issues with the health department and Department of Conservation where applicable.
The board conditioned acceptance on receiving the requested renderings and site documentation in advance of the public hearing so that neighbors and the board can review appearance, setbacks and access.
