The Flower Mound Town Council unanimously approved a specific‑use permit on April 21 allowing Alloy Personal Training to operate in a suite of an existing office building south of Cross Timbers Road.
Planning staff said the business would occupy one 1,698‑square‑foot suite in an existing one‑story office building, with no exterior changes proposed. Staff noted that the building was originally designed for medical office and has parking consistent with that higher parking standard. The proposed SUP included a condition limiting the fitness use to the specified suite so the business would not expand into other parts of the building.
Applicant Joel Collinsworth told council the facility will operate by appointment, limit sessions to small groups (six people maximum in studio sessions) and avoid typical large‑gym activities (e.g., no loud music, no tire flipping or outdoor boot‑camp activities). He said build‑out will include sound‑attenuation measures and internal rubber flooring. The council held a public hearing; no members of the public spoke for or against the request.
Outcome: A motion to approve the SUP passed by unanimous roll call. Council members said the suite limitation and the applicant’s operational plan addressed earlier concerns about noise, parking and compatibility with office neighbors.
