Lauderhill commission approves six‑month extension to Lake Park at Lauderhill development start date

An ordinance to amend the real estate development agreement for the Lake Park at Lauderhill project passed unanimously at the Lauderhill City Commission special meeting Monday.

The ordinance, numbered 25‑03109, changes the construction commencement date for the development at 3831 Northwest 13th Street from Dec. 31, 2024, to July 1, 2025. It also authorizes the city manager to grant a further six‑month extension for good cause.

City Manager Kenny Hobbs told the commission the developer requested extra time after proposing changes that required a plat note amendment: "An increase in number of units of about 28 units and also one additional floor… It requires a plat note amendment which they have to both work through the county and through the city. Traditionally that takes three to four months, so because of that there was a request for a six‑month extension." Hobbs said the developer had already been working with county and city staff and was "on pace to make that June thirtieth deadline."

After brief questions from commissioners, the commission moved, seconded and closed public comment. The roll call vote was unanimous: Commissioner Campbell, Commissioner Dunn, Commissioner Hodgson, Vice Mayor Martin and Mayor Grant all voted yes. The ordinance will be effective as provided in its language.

The change preserves the developer’s entitlement to particular reimbursement terms tied to a start date and gives the city manager delegated authority to approve an additional six‑month delay without returning to the commission if staff determines good cause exists.

Commissioners and staff framed the vote as a limited schedule adjustment tied to a specific technical permitting step rather than a change in the approved project scope. The commission scheduled no further debate on the item Monday and adjourned the special meeting portion of the session before the 4 p.m. workshop.
