Planning board approves 30x60 storage garage at Twentieth (Clays) facility with material, color conditions

The Hooksett Planning Board approved a site plan amendment on Sept. 15 for a 30-by-60-foot storage garage at Twentieth and Clays (Map 22, Lot 100, Goffstown Road). The owner said the building will replace several shipping containers used to store clay targets and equipment and will have a ribbed-steel exterior; the board required a standing-seam roof and that the colors match the existing Twentieth facility.

Applicant representative Brad Newell described the structure as a steel-framed building manufactured by Best Choice Metal Structures, with two man doors, garage doors on the east face and the north gable end, and no proposed plumbing, HVAC or electrical work. The board asked that the roof be standing seam; Newell agreed. Members also asked for the exterior to match the existing facility’s tan walls and dark forest-green roof; that color requirement was included as a condition of approval.

The board granted a waiver from a plan-scale requirement so the applicant could submit site plans showing only the portion of the 80-acre property being developed. The applicant also agreed to provide standing-seam roofing and to add a condition on the plan that the materials and colors match the existing complex. The project approval included standard subsequent conditions before issuance of a certificate of occupancy.

Motion language and votes were recorded during the meeting: the board accepted jurisdiction, granted the waiver and then approved the site plan with the added roofing and color conditions. The applicant’s motion to approve the project was seconded and carried by voice vote; no formal opposing votes were recorded in the minutes.
