Teton County commissioners on Sept. 2 approved an exempt land division (EXD2025‑0005) that will divide non‑contiguous property east of Alta and convey parcels to three family members under the county’s exempt land division procedure.
Planning staff explained the parcels date back to boundary adjustments in 2003 and a 2017 exempt land division. The current application uses a family gift mechanism to deed three tracts: a northern parcel to Wynn Christiansen (approx. 13.3 acres), a parcel to Renee Hunter (approx. 13.3 acres) and a 12.6‑acre north tract to Rex Christiansen. Planning staff found the application met state statutory applicability criteria for an exempt division — including that the division is for a single gift to immediate family and that the land was owned by the grantor for the required period — and recommended approval.
Public comment included letters of no objection from adjacent landowners. The board approved the exempt land division based on recommended findings; the chair signed the certificate of acknowledgement for recording.
Hamilton Smith, Planning and Building Services, said the decision will clarify ownership on parcels that had been held as tenants in common, and staff will record the required deeds and acknowledgement.
